To access the property details as part of IGR Maharashtra document search, enter your user id, password and captcha text and press on login. Create an account if you are a first time user.
To proceed with IGR Maharashtra document search, select the district, enter minimum three characters of the area and click on submit. Next step with IGR Maharashtra document search is to select area from the drop down box and enter cts number, survey number, gat number, plot number and flat number. IGR Maharashtra valuation
Citizens can assess the IGR Maharashtra stamp duty amount for registration purposes through igrmaharashtra.gov.in IGR valuation. IGRMaharashtra had kept the ready reckoner rates unchanged for the financial year 2021-22 owing to the pandemic. Department of registration and stamps Maharashtra made a marginal increase of 1.74% in ready reckoner rates in the state in September 2020.
IGR Maharashtra ready reckoner rates are the government-decided price, below which properties in an area cannot be transferred in the government’s records managed on www.igrmaharashtra.gov.in. This pre-fixed rate, which is changed from time to time by states, is also known by other names, such as guidance value, circle rate, etc. In Maharashtra, however, this rate is most commonly known as ready reckoner rate or RR rate, for short.

Property registration details on iSarita 2.0
Under property registration details, from September 23, 2021, onwards, as part of t.he www.igrmaharashtra.gov.in online services, the newly-developed iSarita 2.0 will be used for document registration in SRO Haveli 21 and 23, Pune. Those who want to register with IGR in these offices have to use PDE 2.0 and eStepin 2.0, as the older versions of both are incompatible with iSarita 2.0.
Property registration details: Notice of Intimation
IGR Maharashtra now permits you to file the ‘Notice of Intimation’ (NOI) online, for mortgage or loan deposit title deed, without the need to go to the sub-registrar’s office (SRO). This service is live all across Maharashtra when you do an IGR Maharashtra login. To do so, click on the ‘online services’ tab on the IGR Maharashtra homepage and then select ‘filing (for citizens)’ and click on ‘Process efiling’.

You will be led to https://appl1igr.maharashtra.gov.in/NGDRS_MH/ where you have to click on the ‘Register Citizen’ tab.
On IGR Maharashtra website, you will reach https://appl1igr.maharashtra.gov.in/NGDRS_MH/Users/citizenregistration_mh where you have to fill in details including the authorised person name, contact person address, contact person ID details, username and password and hint question, in case you forget the password and submit.
Once you have registered, do the IGR Maharashtra login by clicking on the Login tab on the homepage and enter your username, password, captcha and get the OTP and do your igrmaharashtra.gov.in login.
Click on the new E-filing tab on the next page and fill in the details.
You can access this page in both, Marathi and English. According to the IGRMaharashtra website, because of technical delay from eKYC SMS services, there is a delay in eFiling services. Thus, citizens are advised to do IGR Maharashtra login and file NOI well in advance of the notice period
IGR Maharashtra: MoDT registration
Those who seek home loans, need to know that an undertaking, known as Memorandum of Deposit of Title Deed (MoDT), has to be given by the borrower stating that they have deposited the title deed and other property-related documents with the lender. IGR charges for home loan is 0.3% stamp duty on the loan amount. This undertaking is to recover debts, in case the borrower defaults or does not make payments on time. It is mandatory for the borrowers in Maharashtra to get the MoDT registered. On payment, IGR receipt home loan should be collected.
IGR Maharashtra: How to calculate stamp duty
As part of property registration details, property buyers can easily calculate IGR Maharashtra stamp duty by using IGR Maharashtra portal-www igrmaharashtra gov in online services by following these steps:
Step 1: Visit IGR Maharashtra and click on the ‘Stamp Duty Calculator’ option under the ‘Online Services’ section to calculate IGR Maharashtra stamp duty.

For payment of IGR Maharashtra stamp duty, you have two methods- online as well offline method. On calculation of the stamp duty on, you can pay IGR Maharashtra stamp duty using the Government Receipt Accounting System (GRAS), present on the Maharashtra IGR website- igrmaharashtra.gov.in. IGR Maharashtra: Payment of document handling charges
As a citizen who is taking advantage of the services provided by IGR Maharashtra, you have to pay the handling charges to IGR Maharashtra. For that click on ‘Document handling charges’ under the online services segment.

Document handling charges page on IGR Maharashtra portal helps users make online payment of the charges collected at Sub Registrar office for document handling. Note that this page on IGR Maharashtra is only for payment towards document handling and not for stamp duty and registration charges payment. IGR charges Rs 20 per page as document handling charges.
From the table, choose for what you want to pay document handling charges- for registration, for e-filing or for ASP.
For document handling charges for registration, you will reach a pop-page where you have to agree to the terms and conditions mentioned and proceed.

You can make the payment with or without the public data entry (PDE) number. Fill details in the form like district, SRO, article, document title, payer name, mobile number, number of pages, amount, captcha and press on submit to proceed with the online payment.
Once you have paid the document handling charges, if you don’t receive the receipt for the same, go to search PRN option and enter the transaction id/ bank reference number and press search.
You can also check the payment status by clicking on ‘Search PRN status’ by entering the PRN Number.

Around 27 SROs probed in IGR Maharashtra
The IGR Maharashtra Pune- igrmaharashtra.gov.in Pune has issued a ban on the registration of small pieces of land, as it violates the Maharashtra Prevention of Fragmentation and Consolidations of Holdings Act, 1947. According to the IGR Maharashtra Pune, only 11,000 sq ft / 11 gunthas or more of land, can be registered. On the same lines, the IGR Maharashtra Pune has also initiated a probe against around 27 sub-registrar offices (SROs) in IGR Maharashtra Pune (igrmaharashtra.gov.in Pune) , after complaints against illegal registrations of small land parcels in Pune surfaced, as per reports. In addition to Pune, these frauds are prevalent in other parts of Maharashtra, including Nanded and Aurangabad,that come under IGR Maharashtra.
Under this scam, IGRMaharashtra SROs are alleged to have registered land of lesser area, by grouping a few people together, who did not realise that they would be cheated going forward. No one can sell a smaller piece of land and for selling the entire parcel, the owner would need a no-objection certificate (NOC) from the other shareholders in the group, making it an unviable, loss-making and complicated arrangement. While previously registered land deals have not been disturbed by the IGR Maharashtra, it is well within the judiciary’s power to stall the registered land deals.

In the latest move to avoid crowding at the IGR Maharashtra property registration office, the state government has made it mandatory for the property owners to book a slot through e-Step-in on the IGR Maharashtra portal at the sub-registrar’s office before proceeding for the documentation. Around 30 slots will be up for booking in each IGR Maharashtra SRO for property registration.
